How many times can I use my holiday home a year?
New Pines is open for 10 ½ months and you can use your holiday home as much as you would like to during our open season, there is no limit.
Am I able to rent my holiday home out?
No. We do not allow any renting or sub-letting of any owners caravans.
Are my family and friends able to use my holiday home?
Yes, you will be given 20 family and friends passes when you purchase at New Pines, and these entitle the users to the full benefits of ownership.
Will I receive a discount in the facilities?
Not on food, drink or goods. But when it comes to the use of the facilities you don’t need one. As owners, you will have unlimited access to all the 5 star facilities available, from the indoor heated pool, to the fabulous range of activities on offer.
What do my site fees cover?
Your site fees include the unlimited use of all the fabulous facilities and the general upkeep and maintenance of a 5 star destination. Covering everything from the colourful and manicured grounds, to the 24 hour security team.
Does New Pines have Wi-Fi?
Yes, we have free Wi-Fi throughout the park and this also includes your holiday home.
Am I able to live in my holiday home?
No, you must have a permanent residence elsewhere. Although we are open 45 weeks of the year and you are welcome to use your holiday home any time during this season, it cannot be your permanent residence. We will request proof of residence every year.
Is my dog allowed at the park?
Yes, we are a very dog friendly location, with our very own enclosed dog field for your fur-babies to run free in! We do ask that outside of your holiday home and the dog field, dogs are kept on a lead. Please pick up any mess from your dog and dispose in the waste bins provided.
What is a drain down service and should I have one?
We would recommend you have a winterisation drain down service, this helps to protect your holiday home from water damage during the winter from months. The service drains all the water pipes going into and all around your holiday home, helping to stop any burst water pipes and damage to your property.

The 5 star facilities available at New Pines Holiday Home Park include something for the whole family, with an indoor heated swimming pool, spa pool, sauna and steam room to relax in. If you’re looking for delicious food on your doorstep, the Bistro Restaurant is the place to be, serving mouth-watering main meals, decadent desserts, wonderful light lunches and a range of children’s meals for all ages to enjoy.
