General Questions

Please follow the same strict rules you would outside the park. We strongly advise that, for your protection, if you or any member of your family or guests use or ride bicycles, skateboards, scooters or heelies; please wear helmets and reflective clothing.

Holiday break questions

Yes. Let us know when booking your holiday that you will be bringing a pet and we can accommodate in our pet friendly accommodation on park.

You may find that some amenities in your holiday accommodation have been removed to ensure a safe stay for all.

Internally all of our lodges are designed to the highest of standards although specific interior details and features could differ from lodge to lodge. For a more detailed specification of each interior please view our individual accommodation pages.

We understand that checking out can be a busy time for our guests and things can often get left behind. If you’ve realised you’ve left something with us please give us a call on 01934 742610 and speak to one of our reception team who will be happy to help.

Every effort will be made to locate the missing item/s. If we find your item we will return it to you, but you will be asked to cover the postage cost.

Please be aware, any lost property found on the park will be kept for no more than 1 month from the date that it was found. If the property has not been claimed then the property will be donated to a local charity shop or otherwise lawfully disposed of. Should you wish to have an item(s) of found property returned, we will need the date of your stay and holiday reference together with a description of the item.

A minimum handling fee of £10 applies plus any additional postage costs in excess of this amount and all Items will be posted recorded delivery. A member of our team will contact you with the tracking number. We cannot accept any responsibility for loss or damage to property or possessions during your stay as this is the sole responsibility of its owner.

ownership questions

No. As they are sold with a licence as opposed to a lease you cannot secure a mortgage on our lodge holiday homes. Other finance packages are available.

Yes, part-exchange packages are available regardless of your tourer’s age or condition. We can even offer part-exchange packages with an existing static caravan or lodge that is sited on another company’s holiday park.

New single lodges come with a 15 year licence and new twin lodges come with a 30 year licence.

Subject to simple maintenance such as keeping rainwater guttering clear of debris, our lodges are capable of lasting quite literally a lifetime. All our lodges are built in the UK and have been constructed in order to ensure ultra low maintenance and durability without compromising the longevity of the lodge’s aesthetic appearance and performance.

Yes. From just a 10% cash deposit we can introduce you to trusted finance companies who can (subject to status) offer very competitive fixed rate finance packages which can be taken out over terms as long as 10 years.

Annual park fees are subject to location and the size of a lodge.

You may sell your lodge should you wish to, providing the persons that you sell to are buying the lodge for holiday use and not residential use. You can sell your lodge privately or instruct an estate agent, although the whole process of selling your lodge must go through Cheddar Woods Resort & Spa.

Cheddar Woods is located just off the A371 near the Cheddar Reservoir. If you’re traveling from the North then take the M5 South just past Weston-Super-Mare. If you’re coming from the South then head for the A37 until Shepton Mallet or set your satnav to postcode: BS27 3DB.

We are ideally located close to some of the best Somerset attractions. Cheddar Gorge is 2 miles East from the park, around 5 minutes by car.

We currently have 200 lodges at Cheddar Woods Resort & Spa, all of which are thoughtfully placed and positioned.

Yes, Cheddar Woods is open for 12 months of the year as a holiday resort. Our ownership season is 11 months of the year as we are a non-residential park.

Cheddar Woods Access Statement

Cheddar Woods Resort & Spa is set in a pleasant partially wooded safe environment with soft and hard landscaped grounds as well as open areas which gives good separation between vehicular and pedestrian traffic.

Pedestrian access through the park is by way of wide flat footpaths or alternatively quiet roadways provide easy direct access although the main road route does have a small gradient and some pedestrian areas are cobble effect although do not normally create any obstruction.

Good low and high level lighting around the park in the evening. There are large car park areas with some designated parking for disabled.

Most lodges have up to three steps to enter the accommodation but some units are specialist disabled accessible and others offer ramp access only. Service dogs are welcome.

The leisure facilities have wide access suitable for wheelchairs, have toilet facilities suitable for wheelchair access. The swimming pool has a designated large changing facility and access to low level lockers, access to the pool is by 6 small steps or a hoist is available.

The remainder of the complex is accessible for wheel chair users and offers accommodating staff who are available to assist at all times. The reception desk has information on local attraction and transport suitable for the disabled, has lowered desk areas and is easily accessible for wheelchair users.

Broadway House underwent a complete redevelopment in 2013 to become Cheddar Woods Resort & Spa.

We’re pet-friendly, but do have a few rules to ensure the park can be enjoyed by pet-owners and non-pet-owners alike.
We ask that no dogs, pets, or animals of any kind may occupy a non pet unit without the prior permission of the Park Manager. (This can be achieved by including your pet on your booking form to ensure you are allocated a pet-friendly unit).
(A)Where allowed, all pets must at all times be kept under proper control and may enter the main facility building, although some specific areas are excluded from this. No dogs except guide dogs are allowed in the Farm Shop, Spa, Gym, Pool area or the formal Restaurant area.
(B)Dogs must be kept on a lead at all times (unless in the dedicated dog areas) and prevented from fouling.
(C)All fouling should be disposed of immediately in an appropriate manner.
(D)In accordance with the Dangerous Dog Act 1991, the following breeds of dog are not permitted anywhere on the park at any time: Pit-bull Terrier Japanese Tosa, Dogo Argentino, Fila Braziliero as well as any other breed at the Park Manager’s discretion..

Due to covid restrictions, we’ve been delighted to extend existing, unused monetary vouchers that expired during the pandemic until 31 May 2022. After this time we will no longer be able to accept expired vouchers. This is strictly subject to availability.
