Site fees are annual costs, which cover a host of holiday home ownership expenses, including the rental of your plot, resort maintenance, and unlimited access to our family-friendly facilities!

what do site fees include?
Here at New Pines, our holiday park site fees pay for the maintenance of the park, grounds, and gardens. Site fees will also cover the use of our leisure facilities, including a heated swimming pool, sauna, steam room, spa pool, and fully equipped air-conditioned gym, as well as the family games room.
You’ll also have access to our daily activity and evening entertainments programme at no additional cost throughout our open season.
You will get all of this as part of your annual site fees, along with free Wi-Fi internet access and of course 24-hour security at our gated.
Your site fees also help us maintain our on-site restaurant, bar and over 18’s lounge.
Perhaps the best part of paying site fees is that you can go on holiday and enjoy all of this whenever you please. Have as many holidays as you want, whenever you want!
Our current 2022 site fees start from £5,644 to £7,316 . The final fee depends on the plot, as well as other factors.

One of the questions we are most frequently asked by those taking an interest in holiday home ownership, is “how long will my holiday home last?”.
As long as you stick to the recommended maintenance, your lodge or static caravan can (in theory) last a lifetime. The maintenance tasks you will be expected to adhere to include simple things such as keeping the guttering clear of dirt and debris.
The level of warranty you will receive on your New Pines holiday home will vary depending upon the manufacturer, but typically will include the following:
- 12month warranty on new holiday home purchases
- 10-year Gold Shield Extended Warranty on holiday lodges purchases
- Dedicated assistance from our on-site New Pines team
Gold Shield extended warranty on holiday lodges
One of the exclusive benefits available on our lodges for sale at New Pines is a Gold Shield Extended Warranty. This provides benefits between the 3rd and 10th year of ownership, the extent of which will vary depending upon the manufacturer chosen.
This Gold Shield Extended Warranty will cover your holiday lodge from major inherent defects in the structure of the lodge. This could be anything from a defect that was not immediately apparent at the time of making the purchase or even a recurring fault.
This will typically cover the repair and maintenance of the following items in the lodge:
- Wall frames
- Exterior cladding
- Roof insulation
- Timber Joints
- uPVC windows and doors
